Water-Saving Regulations
In 1993, a water-saving regulation was implemented, prohibiting the manufacture of toilets using more than 1.6 gallons per flush. After extensive studies, this size was deemed the best balance between comfort, convenience, and resource conservation.
As a result, occasional double flushing may be necessary to fully empty the toilet bowl. Rest assured, even with occasional double flushing, these toilets save water overall and comply with federal regulations. Similarly, flow restrictors are built into most faucets and all shower heads and cannot be removed.
Aerators
Aerators on faucets help filter out small minerals and particles that may enter plumbing lines. Over time, these particles can cause faucets to drip or reduce water flow. Clean aerators every three to four months to maintain proper water pressure and prevent wear on washers.
Cleaning Fixtures
Always follow manufacturer recommendations when cleaning plumbing fixtures. Use a soft sponge and non-abrasive cleaner or liquid detergent. After cleaning, polish fixtures with a dry cloth to avoid water spots. For brass fixtures, use a high-quality brass cleaner. Avoid abrasive cleaners, as they can strip the shiny finish and leave a porous surface that is difficult to clean.
Common Issues and Maintenance Tips
- Clogs
Toilet clogs are often caused by items like diapers, excessive toilet paper, sanitary products, Q-tips, wipes, and small toys. Clogs are only covered within the first 30 days after closing. - Garbage Disposals
For garbage disposals, always use cold water to solidify grease for proper cutting by the blades. Allow water to run for 10–15 seconds after turning off the disposal to flush debris completely. - Dripping Faucets
Fix a dripping faucet by shutting off the water at the valve, replacing the washer, and reinstalling the faucet stem. Avoid excessive force when turning faucets off to minimize washer wear. - Freezing Pipes
Maintain home heating above 65°F in winter to prevent freezing. Keep garage doors closed to protect exposed pipes. Exterior faucets are freeze-proof but require hoses to be removed in cold weather to prevent water from freezing and damaging the pipe. - Leaks
For major leaks, shut off the water supply immediately using the main water shut-off valve (usually near the water heater). Contact a plumber or contractor for assistance. - Low Water Pressure
Clean faucet aerators every three to four months to improve water flow. Contact your local water department for issues related to municipal water pressure.
Care for Specialized Fixtures
- Marble or Manufactured Marble Fixtures
Avoid abrasive cleaners and always mix hot and cold water to prevent damage. A sharp blow can chip or crack these surfaces, so handle them with care. - Porcelain Fixtures
Protect porcelain by avoiding sharp impacts and cleaning up paint or other substances immediately. Use recommended solvents for dried paint. - Stainless Steel Sinks
Clean with soap and water and avoid abrasive cleaners. Use a stainless-steel cleaner occasionally to maintain the sink’s shine.
Alturas Homes Limited Warranty Guidelines
- New Home Orientation: All plumbing fixtures are inspected for proper functionality. Alturas Homes will correct any clogged drains during the first 30 days after closing. Clogs caused by foreign objects will be billed to the homeowner.
- Exterior Faucets: Repairs for leaks noted during orientation will be covered. After orientation, repairs for broken lines are the homeowner’s responsibility.
- Leaks: Alturas Homes will address plumbing system leaks. However, secondary damages, such as damage to wallpaper or personal belongings, are not covered and should be handled through homeowner’s insurance.
- Noise: Some pipe noise due to water flow or temperature changes is normal and does not require repair. High-efficiency washing machines may cause water hammering, which can be mitigated with a water hammer arrestor.
